Key Responsibilities
- Manages secure space projects to help support our clients vision.
- Lead a team in the development and maintain Master Project Schedules and manage the successful execution of projects so that completion falls within intended timeframes.
- Ensure project team meets the established timelines, financial forecasts & requirements throughout the project lifecycle.
- Lead the team in the management of the design process as well as Architects, Interior Designers, Consultants, Engineers, Testing Agencies, and Commissioning Agents, among others.
- Lead the team to monitor the budget and create cost savings for the client.
- Serve as liaison between the client, finance and vendors.
- Collaborate across all JLL platforms including transaction managers, facilities managers, building engineers, occupancy planners, low voltage managers, and move managers, among others.
- Apply technology to drive change and provide data accuracy for reporting.
- Ensure project closeouts and invoices are completed within established Client KPI.
- Champion safety by ensuring JLL guidelines are followed.
- Assumes a lead role in the development and execution of strategy for the secure space strategy.
- Represents the account in local, regional, and national industry/public forums and with clients as a senior representative of the firm.
- Demonstrates high energy for the business, ability to energize others, and the willingness to take risks and make tough decisions.
- Oversee project implementation and execution through completion of construction.
- Financial management of entire project: establish & manage project budgets (including hard and soft costs, furniture, security, AV, low voltage), maintain monthly forecasts and cash flow analysis, prepare anticipated cost reports and any other reports as required by the client.
- Provide construction cost/benefit analysis as required.
- Oversee capital improvement/asset preservation programs with design and construction processes at multiple sites through local resources.
- Extensive interface with architects, client staff, property managers and vendors.
- Maintain client relationships and manage conflict resolution.
- Provide appropriate level of on-site supervision to ensure project performance criteria are being met.
- Identify and address areas of concern regarding potential liabilities and risk (fee, our reputation, errors and omissions, etc.) to Manager.
- Drive the “Trusted Advisory” culture throughout all levels of the team.
- Manage vendor and project team performance to ensure compliance with contractual requirements, all regulating entities and client expectations.
- Makes independent judgments related to operating procedures impacting assigned projects.
- Maintain strong working relationships with Corporate Project Management leadership on and off the Client Account and across markets
Budget Management
- Collaborate with the client to develop YOY Capital Plan and support quarterly reforecast
- Lead the team in development of the Capital Plan including scope development and forecasting of budget and schedule
- Manage Project Capital and Expense plan assigned to the JLL Project Team.
- Ensure all project funding processes and procedures are followed.
Growth of the Company
- Demonstrates highly visible commitment to creating a “one-firm firm” by utilizing cross discipline teams to meet client needs.
- Must demonstrate solid knowledge of interconnection points with JLL service Lines (e.g. Integrated Facilities Management, Occupancy Planning, Move-Add-Change Projects, Finance, PMO, Transactions) and expertise in how to leverage these service into additional opportunities to serve our clients.
- Contributes where needed and/or requested by JLL Management Committee, Region Manager or Market Lead in the refinement of best practices of standards of excellence for the business unit and JLL overall.
- Trains and develops JLL project team members in the skills and understanding of firm procedures, methodology and practices expected for a successful project implementation.
- Insures that Manager and/or Regional Manager is fully and accurately informed of all project, internal and client issues affecting the perception of the local, national and global reputation of the firm.
Education and Experience
- • Bachelor degree from an accredited institution
- (7+) years of relevant experience related to construction, base building and interiors construction management.
- Corporate Real Estate/Office project management experience preferred
- Experience managing secure space construction is required
Skills and Knowledge
- Extensive experience in a client-focused, results/metrics-driven organization; process improvement experience preferred.
- Experience leading high-performing teams preferred
- Excellent verbal and written communications skills via 1:1 and group interactions/routines,
- PowerPoint presentations and email.
- Strong working knowledge of architectural drawings and furniture and space planning concepts.
- Highly organized with strong analytical skills.
- Strong interpersonal skills with an ability to interact with executive level external and internal clients as well as external team members (architects, contractors, client’s representatives, etc.).
- Ability to manage all aspects of construction projects effectively and efficiently including, but not limited to budgeting, scheduling, submittals, change orders.
- Previous experience effectively supervising, training, mentoring and evaluating several project managers at various levels within the organization or team.
- Extensive knowledge of MS Office Suite. Experience leading and running numerous projects simultaneously.
- A strong working knowledge of accounting and financial reporting, budgeting, scheduling and process as they relate to corporate real estate.
- Experience working with landlords, developers and institutional owners.
- Solid understanding of Capital Plan creation and management.
- Person must be a United States Citizen.
Estimated total compensation for this position:
135,000.00 – 160,000.00 USD per year
The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
