An HQS (Housing Quality Standards) Inspector is responsible for inspecting rental housing units that are on the Housing Choice Voucher & Project Based Voucher Program—to ensure they meet federal, state, and local safety and livability standards.
* Conduct inspections of residential properties for compliance with HUD Housing Quality Standards (HQS)
* Examine units for:
* Health and safety hazards
* Structural integrity
* Electrical and plumbing systems
* Heating and cooling systems
* Sanitation and cleanliness
* Smoke detectors and other safety equipment
* Identify deficiencies or code violations
* Document inspection findings using reports, photos, and inspection software
* Explain violations and required repairs to landlords, property owners, and tenants
* Schedule initial, annual, complaint, and re-inspections
* Verify that corrective actions have been completed
* Maintain accurate records and inspection files
* Ensure compliance with HUD regulations, local housing codes, and agency policies
* Communicate professionally with tenants, landlords, contractors, and housing staff
