Haynes Development is seeking an experienced maintenance technician Foreman of property management for multi-family sector.   This position would have responsibility for 227 luxury apartments and growing at Quarry Walk in Oxford.   This award winning development requires a knowledgeable experienced technician in the area such as carpentry, light electrical, light plumbing, etc.  and to lead other to insure pristine property both internal and external.

Position Summary

Haynes Development is seeking an experienced Maintenance Foreman to lead the maintenance team responsible for a mixed-use property comprising 225 apartment homes and approximately 300,000 square feet of commercial, office, and medical tenant space on a 30-acre campus. This is a working supervisor role: the Foreman is expected to lead by example on technical repairs — HVAC, electrical, carpentry/painting — while also managing scheduling, quality control, vendor coordination, and the training and development of Maintenance Technicians. We're looking for someone who combines strong trades knowledge with leadership skills to build a top-notch, well-trained maintenance team.

Key Responsibilities

Team Leadership & Supervision

  • Supervise, schedule, and coach a team of Maintenance Technicians across daily work orders, unit turns, and preventive maintenance.
  • Set the technical standard for troubleshooting HVAC, electrical, and carpentry/painting issues; provide hands-on training and mentorship to raise the skill level of the team.
  • Conduct quality inspections of completed work (unit turns, repairs, common areas) to ensure work meets Haynes Group standards.
  • Manage on-call emergency rotation coverage and respond personally to escalated or complex issues.

Operations & Planning

  • Develop and manage preventive maintenance schedules for HVAC, life-safety, and building systems across residential and commercial/medical tenant spaces.
  • Prioritize and assign daily work orders based on urgency, tenant type (residential vs. commercial/medical), and technician skill set.
  • Track recurring issues and recommend capital repair or replacement projects to the Property Manager/Director of Operations.
  • Maintain compliance with applicable building, electrical, and life-safety codes.

Vendor & Budget Coordination

  • Source and coordinate licensed subcontractors (electrical, HVAC, plumbing, elevator, etc.) for work beyond the team's scope or licensure.
  • Manage parts and supplies inventory, purchasing, and vendor relationships to control costs and avoid downtime.
  • Assist in developing the maintenance department's operating budget and monitor spend against it.

Tenant & Resident Relations

  • Serve as the primary point of escalation for maintenance-related resident and tenant concerns, including commercial and medical office tenants with distinct operational needs.
  • Coordinate scheduling with tenant staff to minimize disruption to medical and office operations.
  • Partner with the Property Manager on resident/tenant communications during larger repair or capital projects.

Qualifications

Required

  • 5+ years of hands-on property maintenance/facilities experience, including strong working knowledge of HVAC, basic electrical, and carpentry/painting.
  • 2+ years in a lead, foreman, or supervisory maintenance role.
  • Proven ability to train and develop technicians and hold a team to a consistent quality standard.
  • Experience managing preventive maintenance programs and vendor relationships.
  • Strong organizational and communication skills; comfortable interfacing directly with tenants, residents, and ownership.
  • Valid driver's license and reliable transportation.
  • Ability to lift 50+ lbs., climb ladders, and work in varied indoor/outdoor conditions.
  • Willingness to participate in and lead an on-call emergency rotation.

Preferred

  • Experience maintaining mixed-use properties with commercial, office, and/or medical tenants alongside residential units.
  • Experience with a property management work-order platform (e.g., AppFolio, Yardi, RealPage) and basic budget tracking.
