Job Profile Summary:
The Maintenance Manager is responsible for the supervision of all maintenance staff, negotiation and oversight to all building contracts and services, responsibility for upkeep of total campus including day to day maintenance operations as well as preventative maintenance. Serve as a professional member of the management team, assisting in long range strategic planning and ongoing problem solving. Assist the Director of Operations with operational issues as needed.

Job Duties & Responsibilities:
- The Maintenance Manager supervises maintenance personnel, giving direction, administering any needed correction, and evaluating performance on a regular basis.
- Take responsibility for all aspects of the physical upkeep of the properties, keeping buildings and equipment, including conveyor system, in good repair. Do daily rounds to identify immediate maintenance and/or housekeeping issues. Ensure that all preventative maintenance and work orders are completed in a timely and thorough manner.
- Ensure MEPFS (mechanical, electric, plumbing, fire, security) systems function and apply with standards and are repaired as needed. Ensure compliance with MEPFS inspections, testing and certification requirements.
- Maintain building and conveyor parts inventory.
- Develops and maintains outside vendor and service provider relationships; negotiates services and costs
- Provide facility and company-wide technical, engineering and project management leadership and support.
- Aid in the development of preventative, corrective, and operational procedures.
Required Qualifications:
- Skills & Abilities
- Experience supervising staff with a demonstrated ability to use good judgment in dealing with employee issues.
- Comprehensive knowledge of maintenance involving mechanical and electrical systems, conveyor systems, HVAC, fire safety systems.)
- Ability to develop and adhere to operating budgets.
- Able to read electrical schematics
- Skill in the use of computer programs; able to document and track departmental activities and details and to develop systems for more efficient service delivery.
- Warehouse operations experience needed.

- At least five (5) years’ experience with management
- At least five (5) years’ experience with the following:
- 120/ 208/ 480-volt AC 3 phase electrical
- 12/ 24-volt DC electrical
- Extensive electrical controls trouble shooting experience
- Conveyor operations and repair
- Pneumatic
- Hydraulic
- Dock equipment
- PLC experience
- HMI (human machine interface)
- Barcode scanning equipment
Working Conditions & Physical Requirements:
Extensive walking and stair climbing.
Moderate lifting up to 50 lbs.
