We currently have an exciting opportunity within our corporate Facilities group as a building automation controls technician, based in the San Diego, California region.
As a skilled specialist this position is responsible for servicing, troubleshooting, modifying, rebuilding, and repairing the facility building automation system as well as mechanical equipment including air-conditioning, refrigeration, ventilation, heating, plumbing, and mechanical systems in accordance with applicable building codes, plumbing and mechanical codes, manufacturer's operation and maintenance manuals, and safety regulations. Performs periodic inspection to locate and determine cause of equipment malfunction. Conducts maintenance program to prevent failure of such equipment as centrifugal compressors, electrical controls, evaporative condensers, pumps, fans, and heating equipment. Charges air-conditioning systems with refrigerant. Checks and tests for leaks. Sets and adjusts controls and regulators.
DUTIES AND RESPONSIBILITIES- Acts in a highly trained and experienced role to provide craft guidance, leadership, and skills training to less experienced staff.
- Proficient in utilizing CMMS system to support supervisor with daily, weekly, monthly, quarterly, and annual work order schedule development, oversight, and completion. Must perform other duties as assigned.
- Directs HVAC and building automation system contracted services to repair or maintain facilities as required.
- Oversees critical work and project work in the field and or job site.
- Conducts preventive, predictive, and corrective maintenance procedures as assigned.
- Performs refrigeration system charges and leak tests. Adds refrigerant as needed.
- Determines if equipment needs to be overhauled and may overhaul equipment as needed.
- Installs, repairs, and inspects preventive/corrective maintenance of building automation system and HVAC-R equipment.
- Utilizes predictive maintenance technology to detect possible future failures.
- Installs and repairs refrigerant piping. Utilizes silver brazing and soldering techniques associated to HVAC and piping systems.
- Repairs and replaces HVAC controls and associated components.
- Conducts emergency repairs on HVAC controls and associated components as required.
- Provides recommendations to enhance periodic inspections to locate and determine cause of equipment malfunctions.
- Conducts maintenance program to prevent failure of building automation systems and HVAC systems.
- Replaces belts, pulleys, shafts, bearings, rotors, and impellers for motors and pumps.
- Operates, troubleshoots, and identifies electrical and mechanical issues via the Building Automation System (BAS).
- Installs, troubleshoots, and performs simple software configurations and modifications with BAS systems. Performs back-up and program verifications. Able to set-up and create trending data as needed.
- Responsible for observing all laws, regulations, and other applicable obligations wherever and whenever business is conducted on behalf of the Company.
- Participates in the Facilities On-Call program as required.
- Works in tandem with internal Environmental Health & Safety personnel to ensure a safe working environment and promote/implement company safety measures and procedures.

Job Qualifications
- Typically requires a two-year technical degree or trade school equivalent and eight or more years’ progressive experience as an HVAC mechanic. Equivalent professional experience may be substituted in lieu of education.
- Must demonstrate extensive knowledge of construction industry practices, concepts, and regulations as well as plumbing, heating, ventilating, and mechanical codes including safety codes.
- Must have complete and detailed knowledge of applicable federal, state, and local safety codes and be able to read, interpret and explain schematics and mechanical drawings.
- Must have comprehensive knowledge of Energy Management Control Systems and associated architecture and a comprehensive understanding of pneumatic control systems.
- Must have a working knowledge of and discretion in safely operating hand and power tools. Must be customer focused and possess: (1) a valid California driver’s license with a clean driving record verified by the DMV; (2) EPA certification in refrigerant recovery; (3) excellent analytical skills to use Management Control Systems to determine current status of operating equipment and plumbing systems; (4) excellent interpersonal skills to work with all levels of employees, outside vendors and contractors and to lead personnel; (5) excellent verbal and written communication skills to accurately document and report findings; (6) the ability to resolve extremely complex issues that require analysis, evaluation and interpretation; and (7) excellent knowledge of computer operations and application pertinent to the field.
- Ability to work independently or lead in a team environment is essential.
- Must be able to work a 9/80 schedule, Monday-Thursday 5:30am-3:00pm, (working) Friday 6:00am-2:30pm. Must be able to work overtime hours and different work shifts as required.
