As the General Manager of Land, you will play a key role in driving division growth by identifying, evaluating, negotiating, and securing raw land and finished lot opportunities. You will work closely with senior leadership to execute land acquisition strategies, cultivate developer relationships, structure complex transactions, and maintain a strong pipeline of future lot inventory to support long-term business objectives.

Primary Responsibilities

  • Develop and execute the division's land acquisition strategy in partnership with division leadership.

  • Identify, evaluate, and secure raw land and finished lot opportunities in targeted growth markets.

  • Cultivate new developer, landowner, broker, and industry relationships while strengthening existing partnerships.

  • Negotiate and structure land purchase agreements, option contracts, and other complex real estate transactions.

  • Conduct market, competitive, and financial analyses to support acquisition decisions.

  • Present acquisition opportunities and recommendations to senior leadership.

  • Monitor deal performance and ensure compliance with contractual obligations.

  • Partner cross-functionally with operations, development, and finance teams to support future growth.

Qualifications

  • Bachelor's degree or a combination of relevant education and professional experience required.

  • 3+ years of experience in land acquisition, land development, homebuilding, commercial real estate, or a related field.

  • Demonstrated success sourcing, negotiating, and closing land transactions.

  • Strong understanding of land entitlement, development, underwriting, and lot delivery processes.

  • Strong financial analysis and modeling skills.

  • Excellent negotiation, communication, and relationship-building abilities.

  • Ability to identify market trends and strategic growth opportunities.

Preferred Qualifications

  • Homebuilding or residential land development experience.

  • Background in finance, investment analysis, or real estate development.

  • Existing network of developers, brokers, landowners, and industry professionals.

Applicants must be legally entitled to work in the United States, as NVR does not provide visa sponsorship.

This position pays $115,000 - $130,000 annually and may also be eligible for a bonus based on achievement of performance criteria. Individual compensation is determined by factors including job-related skills, experience, education, and location.
