WHAT YOU’LL DO
The facility manager's responsibilities involve a combination of skills, including planning, PM's, repair and maintenance of heating and cooling systems, electrical repairs, plumbing systems, CNC machines and equipment, building and exterior grounds upkeep.
This position is considered a safety sensitive position due to "the operation of a motor vehicle, other vehicle (forklift), equipment, machinery or power tools or the repairing, maintaining or monitoring the performance or operation of any equipment, machinery or manufacturing process, the malfunction or disruption of which could result in injury or property damage”.

- Supervises and directs all department activity to achieve stated performance goals including safety, quality and on-time delivery
- Responsible for employees understanding their role within the company and how it relates to the company’s mission
- Responsible for personnel activities to include appropriate staffing and disciplinary actions
- Focuses on building teamwork within home department and with other departments
- Establishes attainable and stretch goals for the department employees (performance management)
- Opens building, unlocks elevators and makes sure they are operating properly.
- Unlocks the doors on each floor and turns on hallway lights.
- Walks the halls of each floor checking for general maintenance issues, repairs as necessary.
- Checks the temperature on each floor to make sure the heating and cooling system is working properly.
- Checks the water heater, chiller, boilers and other machinery for proper function.
- Monitor Access Essentials via his computer for status of open tickets and completion dates.
- Check and clean cooling tower to maintain optimal output.
- Change filters and belts in air handlers and other routine maintenance to keep building running smoothly.
- Monitor parking areas for problems or concerns.
- Maintain outside areas including picking up trash and maintaining grounds.
- Work closely with maintenance vendors to ensure proper and timely work completion.
- Helps determine replacement schedule of primary building equipment including CNC machines and equipment.
- Ensure snow removal is done properly and salt the entrances when necessary.
- Setup chairs and tables in meeting rooms and at special events as required.
- Checks gages and looks for maintenance issues in fire pump room.
- Does routine repairs as identified by individuals and departments.
- Performs monthly safety inspections.
- Completes other projects as directed.
- Adheres to all company policies and procedures.
YOUR EXPERIENCES & SKILLS
- High school diploma or equivalent (GED)
- Requires 5 years of previous maintenance experience
- 3 years of Lead or Supervisory experience
- Formally trained in the principles and methodology of Lean Enterprise
- Capable of creating change across functional and departmental boundaries
- Must be flexible to perform a variety of assignments and adapt to changing conditions
- A persuasive speaker to both peers and superiors – has natural charisma
- General understanding of HVAC systems, hydraulics and electrical systems
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals
- Knowledge of manufacturing functions, including methods, processing, tooling, work standards, plant layout, and cost controls and reduction.
- Knowledge and skills to develop and implement CNC part programming to effectively support machining and robotic operations and assembly processes
- Ability to read and comprehend detailed drawings, sketches, notes, and blueprints
- Ability to communicate effectively, both orally and in writing
- Ability to solve practical problems
- Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form
- Ability to make sound judgments
- Self-motivated with a strong desire to succeed
- Flexibility to effectively adapt to changing conditions and job assignments
- Ability to work well with others
- Effectively able to present information in one-on-one and small group situations
- Must be able to obtain and maintain a forklift license
