Job Description

Indiana Automotive Fasteners is seeking an enthusiastic, self-motivated, Facilities Maintenance Technician to efficiently operate and maintain buildings, systems, and equipment. Interpret technical issues to prevent equipment and facilities downtime and proactively pursue building, equipment, and maintenance related issues.

 

Essential Duties & Responsibilities

  • Perform quality checks on HVAC, air conditioning, plumbing and electrical systems
  • cleaning of coils, filters on air compressors and dryers
  • Check and respond to security and safety issues
  • Coordinate deliveries from vendors and suppliers
  • Keep documents of inspections and problems
  • Perform landscaping, maintenance and pest control
  • Keep an inventory of cleaning and repair supplies
  • Train junior staff, if applicable
  • Ensure that facility is clean and safe at all times
  • Complete assigned maintenance repair tasks including but not limited to:
    • Drywall repair - patching, painting
    • Carpentry repair - doors, molding, furnishings, cabinets
    • Plumbing repair - toilets, sinks, bathtub, shower, caulking
    • Electrical - maintain lights interior & exterior, light fixtures
    • HVAC - filters, grills, belts, baseboard heating
    • General Maintenance and Safety - CO2 & smoke detector batteries, exits free & clear
    • Household Utilities appliances
    • sealing of all equipment roof stacks
  • Maintain cleanliness of buildings, garbage removal, sweeping and mopping floors, dusting, street litter removal, graffiti removal
  • Grounds - maintain exterior walkways, stairs, patio, fences, lawn care
  • Snow Removal
  • Assist with vehicle maintenance, repair and safety requirements
  • Assist in the creation of preventable maintenance and repair schedule. Responds to emergencies related to the facilities, grounds and vehicles.
  • Assist in maintaining different building systems i.e.: HVAC, fire alarm systems and fire extinguisher equipment. Complete errands as directed
  • Answer all emergency calls using the company phone and responds in a timely manner.
  • 24/7 on-call first responder to emergencies for all buildings
  • 24/7 monitoring of the maintenance/repair line for residents

Job Qualifications


Education & Training

  • High School Diploma or Equivalent
  • Strong customer service skills
  • Excellent problem-solving abilities
  • Excellent communication and organizational skills
  • Ability to work independently and as part of a team
  • Ability to work efficiently and effectively under pressure

 

Minimum Qualifications

  • Minimum of four (4) years in a similar or related role and working with service providers
  • Experience with building and grounds general maintenance
  • Understanding of systems such as electrical, plumbing, HVAC, car washes, vacuum systems and fuel stations Construction, repair and maintenance
  • Experience with computerized Maintenance Management Systems and PC skills such as email, Word and Excel
  • Knowledge of safety standards
  • Ability to lift heavy items
  • Valid driver’s license

 

Physical Demands

  • Regularly talk or hear, stand and use hands, walk, bend, lift, or twist, and to reach with hands and arms. 
  • Occasionally required to stoop, kneel, crouch, crawl and use the senses of taste or smell; lift and/or move up to 100 pounds. 
  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. 
  • Frequently required to sit; to use hands and fingers to handle or feel; to talk or hear; to see, color vision, peripheral vision, depth perception, and ability to adjust focus.  While performing the duties of this job, the Team Member is frequently required to sit; to use their hands to finger, handle, or feel; and to talk or hear.
