Job Summary
The Manager of GAF HQs Facilities encompasses Facilities Operations, Shipping & Receiving, Mail Room, Cafeteria Food Service, and the on-premises Fitness Center. This position primarily oversees all physical infrastructure, logistics, and mail services for the GAF Headquarters in Parsippany, NJ. This leadership role ensures the safety, efficiency, and maintenance of the facility while managing high-volume logistics and mail operations. This position reports directly to the Global Head of Security and requires working independently without constant supervision. Meets regularly with the GHOS to ensure alignment of all ongoing facility projects.


Essential Duties

  • Facilities & Infrastructure
    • Manage The daily, weekly, and monthly PM checks on critical equipment (HVAC, electrical, fire water systems, boilers, generators, etc.).
    • All building work orders, repairs, and office/cube reconfigurations.
    • Manage vendor relationships with HVAC, landscaping, snow removal, and various facility contractors.
    • Inspections by local and State agencies.
    Maintaining compliance for all licensing and inspections (elevators, fire systems, scales, FCC).
    • Responding to building emergencies, power outages, or equipment failures.
    • Proactively use metrics and reports to identify opportunities for preventative maintenance instead of emergency repairs to maximize uptimes.
    • Conduct CSAT and CES surveys to continuously enhance the customer experience.
    • Optimize cost efficiency while maintaining operational readiness
  • Mail Room & Logistics
    • Direct daily mailroom functions, including USPS retrieval, sorting, and PitneyTrack scanning.
    • Oversee all Shipping & Receiving operations at the loading dock, including HazMat processing and record maintenance.
    • Manage vendor relationships with Pitney Bowes, FedEx, UPS, and various facility contractors.
  • Cafeteria Food Service
    • Manage the vendor relationship and contract with Flik food services, offering on-site prepared meals for breakfast, lunch, in-house meetings, and special events.
    • Manage the GAF budget relating to equipment, special events, and staffing as it relates to Food Services.
  • In-House Fitness Center
    • Directly manage a team of physical fitness trainers and instructors responsible for enabling a healthy lifestyle.
    • Manage the GAF budget relating to the fitness center staffing, equipment, maintenance, and outside services.
  • Team Leadership & Safety
    • Host monthly safety meetings and ensure all department training (HazMat, Forklift, Fire Extinguisher, CPR/AED, etc.) is current.
    • Coordinate specialized facility support for Helipad operation, Executive Leadership Meetings / Visits, and large-scale atrium/parking lot events


Qualifications Required

  • Bachelor’s Degree required or
  • H.S. Diploma or General Education Degree (GED) with at least 15 years of experience required
  • 5+ years of Facilities Operation Management or higher.
  • Must possess a valid driver's license.


Qualifications Preferred

  • An excellent team player who can thrive in a high-volume, high-energy, exciting
  • environment.
  • Excellent knowledge of HVAC, Electrical, Fire water systems, generators, boilers, and zoning laws.
  • Experience in building solid relationships with key stakeholders and leading through influence vs control.
  • Able to work in a corporate environment.
  • Previous experience as a facilities operations manager or higher is required.
  • Excellent communication skills, both verbal and written.
  • Strong organizational skills, able to juggle numerous priorities while navigating
  • uncertainty and the inevitable complexities, ambiguities, and changing requirements.
  • Proven track record with contract negotiations and the ability to work with a Procurement department.
  • Experience in the creation of SOP’s and guidelines.
  • Extensive experience in creating and managing budgets.
  • Extensive experience in managing performance.
  • Extensive experience in vendor and contractor management.
  • Experience with Google Suite applications is desired.
  • Strong trouble-shooting to resolution skills.

Base salary and/or rate of pay ranges listed are exclusive of fringe benefits and potential bonuses. Individual compensation offers will be determined based on a variety of factors, including but not limited to geographic location, relevant candidate experience and skill, education, and/or qualifications.

Base Salary Range: $112,000-$154,000
