General Duties & Functions
- Troubleshoot and repair doors and actuator functions (non-overhead)
- Ability to obtain EPA 608 universal certificate within 3 months of employment
- Troubleshoot and repair of HVAC systems
- Troubleshoot and be a point of reference for Fire Alarm and Notifier systems
- Basic electrical functions and troubleshooting
- HVAC Filter replacement
- Knowledge of air compressor operation and maintenance
- Strong mechanical aptitude
- Troubleshoot freight elevator malfunctions and reset simple faults
- Verify contractor workmanship for thoroughness and completion
- Monitor and maintain lift stations, oil/water separators, and other underground services.
- Ensure good condition, trouble-free and reliable operation of serviced devices and equipment, their proper operation, timely high-quality repair
- Study the conditions of device operation, identify causes of premature wear, and take measures for their prevention and elimination
- Monitor the hydraulic mode of heat networks, maintain the temperature schedule of heat supply sources, return water temperature from heat consumers, pumping operations, condensate return, and serviceability of reserve boiler rooms from the control panel
- Take part in activation and deactivation of heat networks and heat points, and emergency response
- Participate in preparing requests for materials, spare parts and tools and ensure their economical and rational use
- Carry out comprehensive testing of equipment after overhauls and prepare repaired equipment for commissioning
- Maintain hot water and steam boilers, and heating water converter plants of heat distribution networks
- Regulate the operation of economizers, air heaters, steam super heaters and feed pumps
- Service steam traps as required
- Ensure fire pumps are in good working order and make periodic checks on the fire protection equipment
- Other duties as required
Skills/Qualifications
- Possesses knowledge of heat network diagrams; heating equipment of heat supply sources; heat consumer schedule; design of measuring instruments in heat networks; fundamentals of hydraulics and heat engineering
- Possesses knowledge of design, maintenance rules, operating conditions and operation mode of the equipment for special water treatment systems, their process diagrams; location of equipment, pipelines and fittings; requirements for the quality of coolant and distillate after cleaning; purpose of measuring instruments, alarms and automatic controllers; decontamination methods for premises, equipment, pipelines and tools
- Possesses knowledge of design and operation principle of hot water and steam boilers of various systems; operational data of boiler equipment and mechanisms; design of automatic control devices; rules for maintaining boiler room operation modes depending on the readings of devices; piping and alarm diagrams in the boiler room; rules for setup and adjustment of measuring instruments
- Ability to work with portable electric and pneumatic tools
- Knowledgeable in hoist and rigging practices
- Trained, permitted to operate and possesses a forklift driver license
- Carefulness, honesty and reliability during work execution
- Technical mindset and engineering approach
- Computer skills at user level (Excel, Word)
- Ability to promptly and efficiently resolve the emerging issues, including technical issues
- Must possess good communication (both written and verbal) and interpersonal skills
- Demonstrates team spirit, shows flexibility and positive attitude as an active team contributor
- Demonstrates the ability to work in a dynamic and fast-paced environment
- Demonstrates problem solving skills, is able to recognize and appropriately escalate issues when situations arise
- Ability to successfully pass pre-employment background check, physical exam and drug screening
- Must be legally authorized to work in the United States
Education and/or Experience
- High School Diploma or GED required
- 1 to 2 years of mechanical or experience in a manufacturing environment
- Boiler and chiller operator certificates a plus
- Lean / process improvement tools experience and/or interest in advancing knowledge in this area
Physical Demands
- Must be able to remain in a stationary position throughout assigned working hours
- Frequent reaching, grasping, bending, and stooping
- Must be able to tolerate odor from raw materials, freshly cured tires and hot materials
- Frequent pulling and/or pushing up to 20 lbs. independently, and occasional pushing and/or pulling up to 35 lb. independently, and greater weights with mechanical automation assistance
- Must be able to frequently lift and/or move up to 20 lbs. independently, and occasionally lift and/or move up to 35 lbs. independently, and greater weights with mechanical automation assistance
- Must be able to frequently engage in repetitive motions requiring substantial movement of the wrist, hands and/or fingers
- Adequate vision to read work instructions, job aids and guides, and detect imperfections in raw materials, tooling and finished product
- Ability to work in environment with limited climate control and varied temperature levels
- Must be able to communicate effectively in an environment with continual noise, requiring the ability to hear, understand and communicate work instructions and directions while wearing company provided hearing protection
- Must be able to be frequently exposed to moving mechanical parts, electrical equipment mechanical equipment and vibration
- Must be willing and able to work a 12 hour shift (days or nights)
