Job Summary:

Schluter Systems is seeking an experienced hands-on Facilities Maintenance Manager with expertise in managing the facilities and sanitation needs of our growing Texas Operations. Additionally, this candidate will also manage the maintenance operations at the distribution center. General responsibilities include maintaining the physical condition and operation of the building, property, and all associated equipment according to company guidelines and industry standards. The candidate will also work to protect the property and equipment from damage, loss, or deterioration. They will manage the daily activities of the facilities/maintenance and sanitation teams to enable the warehouse, distribution, plant facilities, and office areas to function smoothly. They will also manage the facilities contracts and relationships with vendors and contractors collectively between the sites. They will actively engage in driving continuous improvement within their own team as well as within and between both sites by making recommendations for improvements, increasing site efficiency and asset preservation. 

Requirements

  Safety and Compliance

· Ensure compliance with all local, state and federal regulations and company policies and procedures. Working closely with site leadership, peer sites, and corporate facilities, maintenance, and safety functions

· Establish and maintain safe working practices.

· Setup, maintain and perform weekly, monthly, and annual safety checks (e.g., fire extinguishers, emergency lighting etc.)

· Actively manage, monitor, and respond to security and fire monitoring systems 

· Identify areas where safety issues could arise and take measures to proactively address the concerns.


Leadership:

· Actively engage in assigning and following up on the daily, weekly, monthly, and annual tasks of the sanitation and facilities/maintenance teams

· Proactively communicates relevant, actionable and timely information to employees and key stakeholders

· Manage, mentor, and develop direct reports to achieve performance goals and company objectives.

· Foster positive working relationships with all internal and external departments.


Infrastructure and Asset Management:

· Apply strong initiative and critical thinking skills to problem solve short-term and long-term facilities and equipment challenges/breakdowns 

· Coordinates and manages maintenance and repair assignments performed by technicians, vendors, and/or contractors including performing pre-work job walkdowns for issuance of safe work permits

· Obtain and review vendor/contractor quotes and issue purchase orders in coordination with local leadership and other support functions

· Actively monitor all HVAC systems and aggressively correct issues in coordination with landlord, local leadership and vendors 

· Monitor weekly and monthly yearly fire pump and generator testing.

· Maintains all daily, weekly, monthly, and annual preventative maintenance inspection records.

· Establish an appropriate contingency plan for unexpected infrastructure and/or equipment failure.

· Ensure all equipment and tools are maintained in proper working order including all safety devices.

· Manage recycling programs – (e.g., cardboard, batteries, scrap pallets, paper, metal, etc.)

· Maintains all maintenance and records of facility fleet vehicles.

· Assist and complete special projects as directed.


Sanitation Management:

· Provide proper direction, training, and expectations for sanitation and facilities staff in order to support day to day operations as well as large on-site meetings and education events

· Ensure proper inventory of all sanitation and mechanical supplies for entire facility.

· Create and maintain all weekly sanitation records.


Operational Support:

· Lead, facilitate, and/or contribute to deliverables related to overall planning and design, space management, operations, and projects.

· Maintain and repair all sanitation, facility, and operations equipment.

· Consult with vendors and contractors on design, purchase, and installation of new equipment within the facility

· Serve as a primary technical resource and acts as the point of contact for technicians, vendors, and contractors on site.

· Reads and provides interpretations to all compliance requirements, blueprints, schematics, and specifications to ensure standardization of work.

· Provides technical information and consultation to other departments when needed

· Assist with onsite events as directed.


Communication:

· Clear communication, tracking all tasks/issues with appropriate onsite management team and corporate Facilities Director as needed.

· Procure all insurance certificates for all outside contractors and provide them to Plattsburgh Facilities

· Own the relationship with the property owner, communicating, and coordination regarding projects, facility systems, maintenance, and repairs keeping Schluter management team informed


Skills and requirements:

Qualifications:

· Three to five years of progressive facilities and/or maintenance experience with at least 1 year in a leadership role

· Show that you are a proven problem solver with the ability to accomplish things with the ability to multi-task and shift priorities easily

· Demonstrate a focus on driving safety practices enabling compliance with OSHA standards as well as a safety culture within department and contributing within both sites

· Display a basic understanding of continuous improvement and what it means for problem solving 

· Must be able to function effectively in a deadline driven environment. 

· Raymond forklift and Robopac experience a plus

· Well organized, ability to track and communicate status of various projects and work requests  

· Demonstrated ability to manage vendor relationships and ensure coordination with vendors on projects driving them to completion on time

· Demonstrates an understanding and troubleshooting knowledge of facility equipment and systems

· Working knowledge and troubleshooting capabilities of a variety of warehouse and production equipment (conveyors, stretch wrappers, forklifts, pallet strappers, pneumatics, etc.) a plus

· Perform continuous improvement practices that result in increased efficiency

· Willing and able to respond to after hour emergencies. (Fire/Security/Safety Issues)

· Willingness to champion safety and be an integral part of the Schluter safety team 

· Ability to work independently, effectively lead a team, as well as function as a member of a team 

· Strong, respectful and effective communication skills  

· Familiar with industrial cleaning practices

o Ensure Green to Clean policies are being followed 

· Working knowledge of MS Office 

· Experience in construction process and able to read simple construction prints.

· Driver license required
