Job Summary: The Bartlett Building Maintenance Technician is responsible for ensuring the proper maintenance, repair, and operation of building systems and components, including lighting, plumbing, HVAC, electrical, and life safety systems. This position also includes overseeing janitorial tasks, maintaining a clean and organized environment, and monitoring building inventory. In addition, this position will be overseeing 2 direct reports.
Key Responsibilities:
Building Systems Maintenance:
Maintain and service interior and exterior lighting systems, replacing bulbs or fixtures as required.
Service and repair water plumbing fixtures and systems, cleaning and servicing ice-making machines, and replacing water filters annually.
Adjust and repair entrance, exit, and overhead doors, coordinating with service providers for major repairs.
Monitor and maintain HVAC systems, including thermostats, programs, and filters.
Assist with building electrical power systems, installing new power feeds as necessary.
Monitor and maintain overhead bridge crane and monorail systems.
Monitor and service chilled process water systems, glycol conditions, and pumps.
Maintain roof and roof drains, cleaning drain strainers regularly.
Maintain landscape irrigation systems, performing seasonal start-up and shut-down procedures.
Building Life Safety Systems Maintenance:
Maintain and service emergency and exit lighting systems, documenting monthly checks.
Monitor fire alarm systems, coordinating annual tests and inspections with service providers.
Oversee fire sprinkler systems and fire pumps, coordinating required inspections and repairs.
Monitor portable fire extinguishers, coordinating monthly checks and annual inspections.
Monitor and service security and access control systems, troubleshooting and repairing as needed.
Maintain portable eye washing stations, replacing water as necessary and documenting checks.
General Building Janitorial:
Oversee and assist with janitorial tasks, focusing on locker rooms, washrooms, offices, conference rooms, and storage rooms.
Oversee cleaning of main plant area aisles, including dry mopping and operating floor scrubber machines.
Maintain inventory of janitorial, washroom, and kitchen supplies, reordering as necessary.
Oversee daily garbage collection and disposal, ensuring a clean environment.
Oversee and assist with interior and exterior window cleaning.
Coordinate snow removal and ice melt application during winter months.
OTHER MAINTENANCE ASSIGNMENTS
Monitor, maintain and service air pollution control equipment (coolant mist collection units). Replace or clean filters as necessary.
Assist with installation and modification of air pollution control equipment and duct systems.
Assist with installation and maintenance of various shop equipment such as benches, cabinets, racking and jib cranes.
Maintain the floor scrubber machine. Order repair parts as necessary. Check batteries weekly. Report to the supervisor to see if major repairs or service are necessary.
Oversee the forklifts and manlift equipment. Check battery water weekly. Coordinate with service companies for repairs and preventative maintenance.
Oversee the scrap and chip handling processes. Coordinate with scrap vendor for bulk pickups as needed. Maintain and repair the chip wringing equipment.
Oversee and maintain the oil recovery and oil distribution systems. Service and maintain the oil filtration system. Order service parts as necessary.
Oversee the wastewater disposal processes. Operate and maintain the wastewater evaporator unit. Coordinate with waste disposal vendor for pickup of waste sludge.
Oversee the inventory of the various oils and cleaning solvents used for machine maintenance and production. Reorder direct from vendor or report to supervisor or purchasing department when needed.
Maintain building surfaces and finishes. Repair and repaint as necessary. Maintain white aisle definition lines. Clean, repair and repaint as necessary.
Oversee the building grounds and landscape assets (trees, shrubs, lawn). Report on any problems observed by landscape maintenance service provider to supervisor.
Assist the HR department with setting up and cleaning up for special events like employee update meetings, summer picnics, etc.
Assist all other departments as needed.
Qualifications:
High school diploma or GED required.
Technical or vocational training in related fields (HVAC, plumbing, electrical) is preferred.
Previous experience in facility maintenance and repair.
Knowledge of various building systems, including electrical, plumbing, HVAC, and life safety systems.
Strong problem-solving skills and the ability to troubleshoot and repair systems.
Ability to work independently and collaborate with service providers.
Good communication skills and the ability to maintain accurate records.
Familiarity with relevant safety procedures and regulations.
